What is a Building Energy Rating Certificate (BER Cert)?
A BER is a Building Energy Rating and is an objective scale of comparison for the energy performance of a building ranging from A1 to G. It is rather like the the A to G rating for a household electrical appliance like your fridge. A-rated homes are the most energy efficient and G the least efficient.
For anyone selling or leasing a new home from 1st July 2008, a Building Energy Rate (BER) certificate will be compulsory. If you are buying or renting a new house or apartment now, you may already be entitled to a Building Energy Rate (BER) certificate - so do ask the seller/landlord or their agent for it.
Building Energy Rate (BER) audits will be carried out by specially trained Building Energy Rate (BER) assessors, registered by Sustainable Energy Authority of Ireland (SEAI).
Who is entitled to a Building Energy Rating Certificate (BER Cert)?
A seller or landlord must provide a Building Energy Rate (BER) certificate to prospective buyers or tenants when a home is constructed, sold or rented. This applies to:
anyone selling or leasing a new home from 1st July 2008
all homes for sale or rent from the 1st January 2009.
